Brookfield files plans for $3.2M one-floor rehab in Brookfield Place

Brookfield Properties, on July 9, filed a permit application for a $3.2 million rehabilitation of one floor of an office building at 200 Liberty Street in Brookfield Place in Battery Park City.

The plans call for a rehab of the 12th floor of the 516-foot tall, 39-story, building, formerly known as One World Financial Center.

The project is described in the filings as: interior renovation to existing office space. Includes the installation and selective demolition of load bearing partitions and related finishes. No change in egress, use or occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $3,167,000.

Brookfield announced a major renovation of the two-story lobby of the building in 2018. Reports indicated the total cost of the rehab would end up being in the ballpark of $55 million. The developer has been actively filing renovation plans since, with eight plans filed so far this year.

Last April Brookfield filed a lawsuit against Willis Towers Watson, accusing the global insurer of denying access to its space on the third floor of the building, and in turn holding up the renovation. The tenant has occupied parts of the third, sixth and seventh floors of the building since 2006.
