Hildreth Real Estate pays $5.1M for mixed-use building in Upper West Side

Hildreth Real Estate Advisors through the entity 226 W 79th St LLC paid $5.1 million to John D. LaGreco through the entity Friendus Realty, Ltd for five-unit mixed-use building (S5) at 226 West 79th Street in Upper West Side, Manhattan.
The deal closed on November 16, 2021 and was recorded on December 1, 2021.
The property has 5,545 square feet of built space and 11,828 square feet of additional air rights for a total buildable of 17,370 square feet according to PincusCo analysis of city data. The sale price per built square foot is $919 and the price per buildable square foot is $293 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for John D. LaGreco was John D. LaGreco. The signatory for Hildreth Real Estate Advisors was David Shorenstein.

The former owner according to the Department of Housing Preservation and Development was John La Greco, head officer. The business entity is Friendus Realty Ltd.

Within a 400-foot radius of 226 West 79th Street, PincusCo identified three commercial real estate items of interests occurred over the past 24 months.
One of those three items was a sale which Marisa I. Hormel bought one condo unit in the 362-unit mixed-use building (RM) on 207 West 79th Street for $12.4 million from Erika Jane McGrath and Matthew John Ross McGrath on October 15, 2021.
Of those three items, two were loans above $5 million totaling $74.4 million. The most recent of the two was Imperial Companies which borrowed $65 million from Motcomb Estates secured by five condo units in the 2,389-square-foot, 161-unit mixed-use building (RM) on 2211 Broadway and 51 other properties on March 18, 2020.
