Grubb Properties seeks zoning authorization to increase size of LIC development
North Carolina-based Grubb Properties is seeking zoning authorization from the City Planning Commission (CPC) and CPC Chair Certification to enable transit improvements to the Queensboro Plaza Station in exchange for a floor area bonus at there proposed Long Island City development, located at 25-01 Queens Plaza North.
The developer filed the plans for the project, their first in New York City, in August of 2021. The permit application called for the construction of a 214-foot-tall, 17-story, 317-unit, 240,611-square-foot mixed-use building. The building will have multiple retail spaces, an office, gym, swimming pool, lounges, and a MTA entrance.
Now, the developer is looking to making improvements to the subway station in order to increase the size of their development. In exchange for the subway improvements, Grubb Properties seeks a floor area bonus of up to 20 percent. The floor area bonus would facilitate the construction of 26-story, 311-foot-tall, 369,183-square-foot building containing 359,190-square-feet of residential space and 7,405-square-feet of ground-floor commercial space. The building would contain approximately 417 dwelling units, of which approximately 124 would be affordable units.

The improvements to the subway station would include:
- Replacing and widening an existing staircase and pedestrian circulation space within
the Project Site. The staircase would be widened from 8 feet, 8 inches to 10 feet, 1
inch; - Installing a new elevator to provide Americans with Disabilities Act (ADA)-compliant access to the subway station’s mezzanine level; and
- Replacing the existing undistinguished subway entrance with a prominent civic amenity that improves way finding and enhances security.
