Chapman Group, Garage Management to convert West Village garage to retail, community facility

Gordon Hamm‘ Garage Management Co., on August 24, filed a permit application to convert a four-story parking garage to a six-story retail and community facility building at 122 West 3rd Street in the West Village. The Chapman Group also has a stake in the property.

The plans call for the conversion and to increase the size of the building from a 55-foot tall, four-story, 48,616-square-foot parking garage to an 83-foot tall, six-story, 65,652-square-foot building. The Chapman Group website also details plans for the building.

The project is described in the filings as: conversion and enlargement of existing garage to retail and community facility.

The cellar of the garage will be converted to retail space, per the plans filed. The ground floor of the garage will be converted to two retail spaces and a community facility lobby. Floors two to four of the garage will be converted to community facility space, while the newly constructed fifth and sixth floors will add additional community facility space. The fifth floor will also terraces for passive recreation space.

The architect listed is Morris Adjmi Architects.

In 2018, GMC purchased air rights for its parking structure at 231 East 94th Street in Yorkville and its auto body shop just to east. The acquisition of air rights there sparked speculation that GMC would redevelop the site, which has more than 175 feet of frontage. However, no alteration plans have been filed yet.
