Global Joint Venture submits $53M condo plan for mixed-use building in LES

On March 31, Global Joint Venture submitted a condominium plan for 18 residential units and 19 commercial units at 139 Bowery, in the Bowery area of Manhattan’s Lower East Side.

The condo plan, CD220076, has a sellout price of $53,562,562 listed with the New York State Attorney General. Patrick Wu, Lew Chung, and Kam Hung Ng are listed as officers, and Hung Kwong Leung is listed as the president.

Below are renderings of the development, however it is unclear if the design has changed at all.

Global Joint Venture has owned the property since the early 1990s.

The developer filed new building plans with the city’s Deparment of Buildings back in 2014 calling for the construction of a 14-story, 53,364-square-foot development with 18 dwelling units at the site. The plans were permitted in 2018.

Per the plans, the ground floor of the building will have retail space. The mezzanine will also have retail space. The second floor of the building will have commercial office space, health care space, and a terrace. Floors three through six will have commercial office space. The seventh floor will have a terrace and two dwelling units. Floors eight and nine will each have three dwelling units per floor, while floors 10 through 14 will each have two dwelling units per floor.
