B Square Realty files plans for 41-unit building in LIC, site bought for $10.5M

B Square Realty, on April 1, filed a permit application for construction of a 41-unit, 33,602-square-foot mixed-use building at 42-38 27th Street in Long Island City, Queens. Hang Dong Zhang filed the plans.

The developer purchased the development site from Marica Donadic and Steve Donadic for $10.5 million on February 8, 2022, that was formerly occupied by two 3-story, mixed-use buildings.

The plans call for the construction of a 110-foot-tall, nine-story building and were filed with the New York City Department of Buildings under job number Q00710146. The development site spans one tax lot.

The project is described in the filing as: proposed nine-story mixed-use building.

Per the plans, the ground floor of the building will have a residential lobby and retail stores. Floors two through five will each have six dwelling units per floor, floors six through eight will each have five dwelling units per floor. The ninth floor will have three dwelling units and recreation space.

The architect listed is Michael Kang Architect P.C.

The property was acquired for $7 million on February 8, 2022.
