George Comfort & Sons finishes $4.6M multi-floor rehab in Garment District

George Comfort & Sons, Inc., on July 10, completed a $4.6 million rehabilitation of several floors of a building at 498 Seventh Avenue in Garment District.

The plans, pre-filed on February 28, 2019, call for a rehab of floors five through seven of the 285-foot tall, 24-story, building. The plans were permitted on April 26, 2019.

The project is described in the filings as: installation of interior non-bearing partitions and related finishes as per plans filed herewith. No change in use, egress or occupancy under this application. The initial cost as reported in the DOB filing for the work described in this permit application is $4,589,027.

As of 2018, the building roster included SEIU, Hazen & Sawyer, Modells Sporting Goods, Milrose Consulting and JPMorgan Chase Bank.

No plans have been filed by the developer so far this year at the building. The most recent filing came in October of 2019, calling for a $1.9 million rehab of the 14th and 15th floors. Tetra Tech, a California-based engineering and consulting firm, signed a lease for a portion of the 14th and the full 15th floor of the building last April. Reports stated asking rents for the space were in the low $70s per square foot range.
