Charney Companies files plans for two buildings with a combined 144 units in Gowanus

Charney Companies, on November 18, filed two permit applications for the construction of a 72-unit, 64,730-square-foot residential building at 417 Carroll Street and a 72-unit, 64,730-square-foot residential building at 498 Union Street in Gowanus, Brooklyn. Samuel Charney, principal of Charney Companies, filed the plans.

According to city records, the parcels are owned by Property Markets Group. It is unclear how Charney is involved and the developer did not immediately respond to a request for comment.

New building plans have been piling up in Gowanus with the rezoning nearly certain to move forward. Including the Charney plans, there have now been 10 new building plans filed in the neighborhood this month alone. Those 10 plans call for the construction of 1,811 units.

The first plans call for the construction of a 77-foot-tall, seven-story building at 417 Carroll Street and were filed with the New York City Department of Buildings under job number B00611202. The development site spans one tax lot.

The project is described in the filing as: Filing to erect a new seven-story mixed-use building (building B). Affordable housing. This NB is located within the Gowanus rezoning area and is pursuing FO approval/permit for 421A.

According to the plans, the ground floor of the building will have a residential lobby and retail space. Floors two through six will each have seven dwelling units per floor, while the seventh floor will have one dwelling unit and a terrace.
