Excel Development permitted for 160-unit mixed-use building in Kips Bay
Michael Heletz of Excel Development Group, on June 13, received a permit for construction of a 160-unit, 130,193-square-foot residential building at 339 East 33rd Street in Kips Bay.
The plans, pre-filed on June 28, 2019, call for the construction of a 235-foot tall, 23-story mixed-use building.

Per a report, the developer began purchasing assembling the site in 2015 and completed a large air rights purchase in late 2019.
The project is described in the filings as: construct a new twenty-three 23-story mixed-use building as per plans filed.
Per the plans, the ground floor of the building will have a commercial space and a residential lobby. The second floor will have commercial space, a lounge, a children’s playroom, a recreation space, and an exercise room. Floors three through eight will each have eight dwelling units per floor, floors 10 through 15 will each have six dwelling units per floor, the 16th floor will have five dwelling units, floors 17 through 21 will each have six dwelling units per floor, and floors 22 and 23 will each have four dwelling units per floor. The roof will have a terrace.
The property was acquired with two other properties for $9.2 million on March 31, 2016.
