Empire State Realty Trust receives TCO for $1.1M project to convert lobby restaurant to office, amenity space

Empire State Realty Trust, on March 18, was issued a temporary certificate of occupancy for a $1.1 million project to convert restaurant space to office and amenity space on the ground floor of a 768,530-square-foot office building at 1400 Broadway in the Garment District.

The plans, pre-filed on February 10, 2020, call for no change in size but a change in use of space on the ground floor of the 360-foot tall, 36-story building. The time from pre-file to TCO was one year and one month.

The project is described in the filings as: alt 1 being filed to establish tenant amenity and building management office in the lobby. No change in egress The initial cost as reported in the DOB filing for the work described in this permit application is $1,107,000.

Fifield Piaker Elman Architects was the architect named.

According to the plans, a restaurant on the ground floor of the building was converted to a building management office and tenant amenity space.

In January, a $5.7 million rehab of several floors was completed at the building.
