EMP Capital files for rezoning to build 204-unit mixed-use building in Crown Heights
EMP Capital Group is planning to construct a 152,000-square-foot mixed-use building with 204 dwelling units at 1034-1042 Atlantic Avenue in Crown Heights, Brooklyn, on the border of Prospect Heights. To achieve this, the applicant filed for a zoning map amendment and a zoning text amendment to facilitate the development.
The building is part of a larger, two-tower project which calls for a total of 223,417-square-feet of new construction and 227 dwelling units.
The plans call for a 14-story mixed-use development. The 152,000-square-feet will be broken into approximately 139,000-square-feet of residential space and 13,000-square-feet of commercial space. Of the 204 units, 51 would be permanently affordable units under Mandatory Inclusionary Housing.
In an Environmental Assessment Statement filed by the developer, the overall project is described as one 17-story, 175-foot tall tower and one nine-story, 95-foot tall tower. It is unclear why there is a discrepancy in size between those towers and the one described in the zoning application.
The larger development will occupy block 1125, lots 29 and 33, according to the application.
According to a report from Brownstoner, there will be 20 parking spaces underground, as well as retail space and a youth center on the ground floor. Both buildings will also have large murals.
