Emmut Properties files plans to convert garage to 44-unit resi building Clinton
Emmut Properties, on November 18, filed plans to convert a garage into a 44-unit residential building at 415 West 45th Street in Clinton, Manhattan. John Young of Emmut Properties filed the plans.
The plans call for the increase in size of the building from a 25-foot tall, two-story garage to a 66-foot tall, seven-story residential building with 44 dwelling units. This was filed with the New York City Department of Buildings under job number M00552235.

The project is described in the filing as: conversion of existing two-story garage into a seven-story residential building, interior and partial demolition and vertical enlargement, all as per plans filed herewith.
Per the plans, the ground floor of the building will be converted to a residential lobby and 13 parking spaces. The second floor will be converted to eight dwelling units. The newly constructed floors three through five will each have eight dwelling units per floor, while the newly constructed six and seventh floors will each have sic dwelling units.
The property was acquired for $18.4 million on December 6, 2018.
The plan’s initial cost is currently listed at $2.3 million.
