30-unit resi building gets permit in Longwood Melrose

On March 3, the city issued a permit for construction of a 30-unit, 20,570-square-foot residential building at 1306 Findlay Avenue in Longwood Melrose, the Bronx. The owner of the property is Joel Mittelman.

The permit issued is a plumbing permit. The developer received the initial new building and foundation permits in December.

The plans, pre-filed on April 1, 2019, call for the construction of a 65-foot tall, seven-story residential building. Elvis Dushi filed the plans, and sold the building to Joel Mittelman for $1.6 million on September 9, 2020. Mittelman obtained a $5.985 million building loan the following month.

The ground floor of the building will have a residential lobby and recreation space, per the plans. Floors two through seven will each have five units per floor. The building will also have laundry in the cellar and nine parking spaces outside.

Badaly Architect will be behind the design.

Demolition plans have not been filed, and the lot is currently vacant.

An estimated completion date has not been announced.
