Cove, Baupost Group finish $8.4M build-out at Hudson Commons

Cove Property and Baupost Group, on March 1, formally completed an $8.4 million build-out of two floors of a building at 441 9th Avenue, known as Hudson Commons, in Hudson Yards.

The plans, pre-filed on June 27, 2019, call for a build-out of floors two and three of the 115-foot tall, eight-story building.

The project is described in the filings as: interior build-out of office space, new partitions, flooring and ceilings as per drawings filed herewith. No changes in use, egress or occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $8,360,000.

STUDIOS Architecture was listed as the architect.

In 2012, plans were filed to add 18 stories to the original structure, an eight-story 1960s-era warehouse, at the property. In total, the overhaul added 300,000-square-feet of new office space to the property.

In 2018, Peloton signed a lease for 312,000-square-feet of space in the building, which spans roughly 700,000-square-feet. Lyft, along with Peloton, lease about two thirds of the tower, according to a report from 2020.

The property was acquired for $330 million on December 6, 2016.
