Elevation Holdings receives TCO following $4M conversion to residential condo in East Williamsburg

Elevation Holdings, on August 18, was issued a temporary certificate of occupancy for a $4 million project which converted an industrial building to a 32-unit residential building, known as the Milk Factory condominiums, at 850 Metropolitan Avenue in East Williamsburg. The project has a sell out price of $34 million, according to the New York State Attorney General’s website.

The plans, pre-filed on December 16, 2014, call for a change in use and increase in the size of the building to a 50-foot tall, four-story, building. The time from pre-file to TCO was six years and eight months.

The project is described in the filings as: structural and foundation work filed in conjunction with doc 1. The initial cost as reported in the DOB filing for the work described in this permit application is $3,968,620.

The project converted the cellar of the factory building to a residential courtyard and fitness room, per the plans filed. The ground floor was converted to a lobby, mailroom, and 10 dwelling units. The second floor was converted to nine dwelling units, three of which have terraces, while the third floor was converted to seven dwelling units along with a 1,222-square-foot terraces. The newly constructed fourth floor has six dwelling units with three terraces. The roof provides additional terraces.

The architect listed is Feingold & Gregory Architects.

The property was acquired for $9.3 million on September 13, 2016.

The building was previously used as the Borden milk distribution plant. Sales launched at the he 40,000-square-foot condo last July.
