Eckstrom NYC pays $5.6M to Lonicera Partners for rental in Brooklyn Heights

Eckstrom NYC through the entity 113 Columbia Heights Condominium LLC paid $5.6 million to Lonicera Partners through the entity 113 Columbia Heights, LLC for six-unit rental (C2) at 113 Columbia Heights in Brooklyn Heights, Brooklyn.
The deal closed on June 29, 2021 and was recorded on August 2, 2021.
The property has 7,126 square feet of built space and 0 square feet of additional air rights for a total buildable of 6,237 square feet according to PincusCo analysis of city data. The sale price per built square foot is $785 per the PincusCo analysis.
The signatory for Lonicera Partners was Demetrios Yatrakis. The signatory for Eckstrom NYC was Carlos Saavedra.

Carlos Saavedra is co-founder of Eckstrom NYC. Demetrios Yatrakis is a founder anf partner at Lonicera Partners. 

The former owners according to the Department of Housing Preservation and Development included Demetrios Yatarikis, head officer and 113 Columbia Heights Llc, officer. The business entity is 113 Columbia Heights Llc.

Within a 400-foot radius of 113 Columbia Heights, PincusCo identified five commercial real estate items of interests occurred over the past 24 months.
Of those five items, two were for major renovation including a certificate of occupancy change. They were one permit with a total initial cost of $15.5 million and one initial temporary certificate of occupancy issuance for a project that initially costed $15.1 million. The most recent of these two items was the permit on February 6, 2020 for a 121,340-square-foot R-2 building with 96 residential units at 124 Columbia Heights.
One of those five items was a sale which Davean Holdings bought the 17,184-square-foot, 13-unit rental (D1) on 12 Clark Street for $6 million from Paul Simon on November 18, 2020.
Of those five items, two were loans above $5 million totaling $171.2 million. The most recent of the two was Vincent Viola which borrowed $89.2 million from Bank Of America, N.A. secured by the 152,600-square-foot, 98-unit rental (D1) on 128 Columbia Heights on July 10, 2020.
