Double U seeks zoning changes to build 215K sf commercial building in Greenpoint
The development firm Double U Realty is seeking zoning special permits to construct a 214,915-square-foot commercial and light industrial building at 29-41 Wythe Avenue in Greenpoint, Brooklyn. Double U is led by Jay Weitzman and Michael Weitzman.
The plans were disclosed in an application requesting zoning special permits. In total, a special permit pursuant to Zoning Resolution (ZR) § 74-962, to modify M1-2 FAR and height and setback requirements; and a special permit pursuant to ZR § 74-963 to modify accessory parking requirements and loading berth requirements.
The plans aim to construct a 110-foot tall, seven-story building. The building would be made up of 12,668-square-feet of local retail space, approximately 23,763-square-feet of light industrial space, approximately 126,002-square-feet of commercial office space, approximately 10,113-square-feet of music/television production space, and approximately 62 accessory parking spaces.
Per the plans, the development would encompass approximately 136,934-zoning-square-feet of floor area, with a floor area ratio (FAR) of 4.8.
The development site is currently owned by Double U, which purchased it in 1995 for an undisclosed price, according to city records.
The development site spans one tax lot.
