$71M condo plan with 70 units submitted in LIC

A condominium plan for 70 residential units and two commercial units was submitted at 37-26 32nd Street in Long Island City, Queens.

The condo is known as Eden Condominium, per the submission.

The condo plan, CD210158, has a sellout price of $71.1 million with the New York State Attorney General. Zhongyin Lyu and Jianfei Chen are listed as the managing members.

While no new building plans have been filed in either BIS or DOB Now at 37-26 32nd Street, Zhongyin Lyu filed new building plans in December of 2015 at 37-29 31st Street, which is on the same lot.

The plans call for the construction of a 70-foot tall, seven-story, 65,608-square-foot building with 70 dwelling units.

According to the plans, the mixed-use residential building will have a motion picture studio. Amenities include a fitness room, recreation space, and terraces.

Demolition of the single-story structure that previously occupied the site was completed in July of 2016.

According to city records, the developer purchased the property for $13.3 million in the late summer of 2019.
