Domain Companies permitted for 338-unit mixed-use building in Mott Haven

Domain Companies, on February 9, was given a permit for construction of a 338-unit, 274,073-square-foot mixed-use building at 445 Gerard Avenue in Mott Haven, the Bronx. Jared Watson, development manager at the Domain Companies, filed the plans.

The permit issued was a plumbing permit. The developer was issued new building and foundation permits last month.

The plans, pre-filed on January 4, 2018, call for the construction of a 124-foot-tall, 12-story mixed-use building.

The project is described in the filings as: new building.

The ground floor will have 56 parking spaces and retail, per the filing. The second floor will have 34 dwelling units, a lounge, kid’s room, and outdoor terrace. Floors three through nine will each have 36 dwelling units per floor. The 10th floor will have 26 dwelling units with five terraces and a shared outdoor terrace. The 11th floor will have 13 dwelling units and multiple terraces, both shared and private. The 12th floor will have 13 dwelling units as well. The cellar will have 61 parking spaces, a lounge, exercise room, and additional retail space.

S9 Architecture is listed as the architect.

The Domain Companies purchased 445 Gerard Avenue and 414 Gerard Avenue for $38.5 million in April of 2019. Hunt Real Estate Capital, senior lender Centennial Bank, and mezzanine lender Sherwood Equities provided $30 million in financing for the acquisition.

According to the firm’s press release around the time of purchase, the new development will include at least 25 percent affordable housing.
