D&F Group receives TCO for 82-unit resi building in Springfield Gardens
The D&F Group, on December 21, was issued a temporary certificate of occupancy for construction of an 82-unit, 84,363-square-foot residential building at 127-10 Locust Manor Lane in Springfield Gardens, Queens. The building is part of the developer’s multi-building Locust Manor Estates development.
Other buildings in the development include the Arbor, a 53-unit affordable rental, the Summerset, a 59-unit senior building, the Pavilion, an 85-unit affordable rental at 171-04 Baisley Boulevard, and the Horizon, a 53-unit affordable rental at 126-02 Locust Manor Lane.
The plans, pre-filed on August 19, 2016, call for the construction of a 124-foot tall, 14-story residential building. The time from pre-file to TCO was four years and four months.
The project is described in the filings as: to construct a 14-story, 82-apartment, publicly assisted multiple dwelling.
The cellar of the building has laundry and storage space, per the plans. The ground floor has a community room, office, and four dwelling units. Floors two through 14 each have six dwelling units per floor. The building also has parking space, which can accommodate a total of 41 vehicles.
Gerald J. Caliendo, R.A, A.I.A Architect was in charge of the design.
The property was acquired for $2.1 million on December 28, 2018.
