Developers seek rezoning for 33-unit senior housing development in East New York
Cypress Hills Local Development Corporation and Mutual Housing Association of New York are seeking to rezone a development site to facilitate the construction of a seven-story, 26,545-square-foot community facility and affordable independent residence for seniors with 33 dwelling units at 3285 Fulton Street in Cypress Hills, Brooklyn.
The development site is located at the northeast corner of Euclid Avenue and Fulton Street in Cypress Hills. The development site consists of a 4,071-square-foot lot, currently occupied by a vacant three-story building that was most recently used as a daycare facility by Cypress Hills Child Care Corporation.
The plans were disclosed in an application seeking to rezone from R5/C2-3 to R7A/C2-4/EC-6 district, in addition to a zoning text amendment to map a new mandatory inclusionary housing (MIH) area.
The zoning map amendment would rezone the portion of block 4129 within 100 feet of Fulton Street between Pine Street and Euclid Avenue and would also eliminate the C2-3 commercial overlay from block 4129 beyond 100 feet of Fulton Street, between Pine Street and Euclid Avenue.
According to the plans, the building will have 21,041-square-feet of residential space and a 5,500-square-foot daycare.
According to the application, the build year for the project is set to be 2024. The development site would be completed and occupied in mid-2024 after ULURP certification and an 18 to 21-month construction period.
