Developer seeks rezoning for 1,262-unit, six-building assemblage in Wakefield
A developer through Webster Leasing LLC is seeking discretionary approvals from the City Planning Commission (CPC) to facilitate the redevelopment of a 4.65‐acre development site in Wakefield, The Bronx. The application seeks rezoning from M1-1 to R7-1/C2-4, a large-scale general development (LSGD) special permit, and zoning text amendments.
Greg Blinn and Kevin Blinn were signatories for Webster Leasing LLC on recent loans. Ron Schulman is listed as the primary applicant on the filing.
The rezoning would lead to the construction of six building totaling 1,172,760 gross square feet at the site, which will be called Wakefield Village. The developments would have a combined 1,075,684 gross square feet of residential space with approximately 1,262 residential dwelling units, all of which would be income-restricted. There would be a total of 27,746 gross square feet of retail space; 13,484 gross square feet of community facility space, 55,846 gross square feet of accessory space including common areas, and approximately 130,097 square feet of publicly-accessible open space.

The Project Site is bounded by East 241st Street and Wakefield Avenue Bridge to the north, and MNR Harlem and New Haven rail lines to the east, south and west, and is adjacent to the MNR Wakefield Station in the Bronx.

According to the application, the site is currently leased to the New York City Police Department (NYPD) as a commercial parking lot with approximately 400 spaces.
