TCO issued for 24-unit rental in Boerum Hill, 16 years after plans filed

Jay Schippers’s WHRF Bergen Street LLC, on August 17, was issued its initial temporary certificate of occupancy for construction of a 24-unit, 18,237-square-foot residential building at 346 Bergen Street in Boerum Hill.

The plans, pre-filed on June 23, 2004 by Jay Schippers, call for the construction of a 59-foot tall, six-story residential building. The time from pre-file to TCO was 16 years and two months.

The project is described in the filings as: new building, 24-family dwelling.

The ground floor of the building has a lobby and one dwelling unit, per the original plans filed. Floors two through four each have five dwelling units, while floors five and six each have four dwelling units. The building also has a total of eight parking spaces and an outdoor recreation space.

The delayed project was developed in partnership with Department of Housing Preservation and Development and the Community Preservation Corporation.
