Developer files plans for 51-unit mixed-use building in LIC
Yu Liu through the company ZL 2720 LLC, on September 4, filed a permit application for construction of a 51-unit, 39,442-square-foot mixed-use building at 27-20 42nd Road in Long Island City.
The plans call for the construction of a 99-foot tall, eight-story mixed-use building.
The project is described in the filings as: construct new eight-story mixed-use building as per plans filed.
The building will have 36,097-square feet of residential space and 3,345-square feet of commercial space, located in the cellar and ground floor.
Aside from commercial space, the cellar will have storage, a kids room, laundry, a fitness room, an office, break room, and lockers, per the plans filed. The ground floor will have four commercial spaces, the largest of which is just shy of 1,340-square-feet, as well as a residential lobby. The second floor will have a tenant lounge, tenant party room, and seven dwelling units. Floors three and four will each have nine dwelling units, floors five through seven will each have eight dwelling units, and the eighth floor will have two dwelling units. The eighth floor and roof will both have outdoor terraces.
Ismael Leyva Architect PC will be in charge of the design, according to the plans.
Demolition plans have not been filed.
