$2M plan filed to convert office to 10-unit resi building with retail in downtown Flushing

Jerry Wang through ABIC International Corp., on October 9, filed a permit application for a $2 million project to convert an office building to a 10-unit, 29,719-square-foot mixed-use residential building with retail at 36-21 Prince Street in Flushing.

The plans call for the increase in the size of the building from a 24-foot tall, two-story, 10,479-square-foot office building to a 123-foot tall, 11-story, 29,719-square-foot building.

The project is described in the filings as: vertical extension to the existing two-story building to 11-story mix-used building. New C of O is needed. The initial cost as reported in the DOB filing for the work described in this permit application is $2,000,000.

According to the plans, accessory storage space in the cellar will be converted to a retail store. Office space and a trade school on the ground floor will be converted to space for two retail stores. The second floor office space will be converted to another retail store. The newly constructed third floor will have yet another retail store with a roof terrace, along with an ambulatory diagnostic/health rehabilitation center. The new fourth floor will have one dwelling unit with a roof terrace. New floors five and six will each have two dwelling units, while new floors seven through 11 will each have one dwelling unit per floor.
