Developer files $1.2M project to create retail space at resi building in Hudson Yards

Chung-Hsiung Jeff Huang through the company the Yards Realty LLC, on October 19, filed a permit application for a $1.2 million project to add retail space to a residential building at 440 West 36th Street in Hudson Yards.

The plans also call for the increase in the size of the building from a 68-foot tall, six-story, 6,292-square-foot building to a 116-foot tall, 10-story, 14,842-square-foot building. The conversion will bring the building from 11 dwelling units down to nine.

The project is described in the filings as: horizontal and vertical extension, convert existing 11 dwelling units to nine dwelling units with commercial building. Obtain a new certificate of occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $1,200,000.

The dwelling unit in the cellar will be converted to retail space and a residential lobby, per the plans. The project will remove one dwelling unit each from floors two through five, with each floor going from two dwelling units to one. Floors six through eight will each have one dwelling unit, while floors nine and 10 will have the lower and upper levels of a duplex unit.

Pinnacle Engineering, P.C. is the architect listed.

The property was acquired for $6.9 million on July 18, 2019.
