DDG receives TCO for second structure at $47.6M Tribeca condo development

DDG, on September 21, was issued a temporary certificate of occupancy for construction of a 6-unit, 19,079-square-foot residential building at 100 Franklin Street in Tribeca. The condominium project has a current sellout price of $47.6 million with the New York State Attorney General.

This is the second of two new buildings that DDG constructed that form the 10-unit condominium. The other building with four units received its TCO on April 24, 2020. DDG is headed by Joseph McMillan and Christopher Prokop.

The construction plans for the six-unit building, pre-filed on June 10, 2016, call for the construction of a 96-foot tall, eight-story residential building. The time from pre-file to TCO was four years and three months.

The project is described in the filings as: erect new building (north building).

The ground floor of the building has commercial retail space and a residential lobby, according to the plans. Residential units begin on the second floor, with one unit each on floors two through six. The seventh floor has the lower half of a duplex unit, the upper half of which is on the eighth floor. The roof has a a private terrace for the duplex unit.

Palette Architecture was responsible for the design.

Douglas Elliman is responsible for selling the units, which range from 1,427 to 3,673 square feet.

The property was acquired for $9.5 million on February 26, 2014.
