David Koptiev planning 169K sf mixed-use building in Brighton Beach
David Koptiev operating under the company ABKC3 Brighton LLC is planning to construct a 169,000-square-foot mixed-use development with 156 dwelling units at 1002 Brighton Beach Avenue in Brighton Beach, Brooklyn.
The building will be 14-stories and have more than 135,000 square feet of residential space and 34,000 square feet of commercial space.
The plans were disclosed in an application seeking a zoning map change from R6/C1-2 and R7-1/C2-4 to C4-4D, and a zoning text amendment to Appendix F to facilitate the development.
The developer purchased the property for $11.38 million in December 2016, according to city records.
Earlier this year, the developer signed a loan agreement with lender Signature Bank valued at $12 million for the property. The deal closed on May 10, 2020 and was recorded on July 20, 2020.
No new building plans have yet been filed with the Department of Buildings. The lot is currently occupied by a 16,603-square-foot commercial and office building.
