David Eshagian is permitted to convert store space to restaurant in Garment District

David Eshagian, on July 20, was given a permit for a $85,000 conversion that would bring a restaurant to his 114,141-square-foot office building at 237 West 35th Street in Garment District.

The plans, pre-filed on December 9, 2019, call for the basement, ground floor, and mezzanine to be converted to an eating and drinking establishment in the 170-foot tall, 17-story building.

The project is described in the filings as: filing herewith to convert existing store into an eating and drinking establishment on cellar, first floor and mezzanine, store front and partition work. All as per plan. Amend existing certificate of occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $85,000.

A boiler room and retail store in the cellar, stores, factory space, and a showroom on the ground floor, and offices on the mezzanine will all be converted to the new eating and drinking establishment according to the plans.

The work will be done by Belair Design Group, Inc.

No plans have been filed by the developer for the property since December of 2019. The building has been in Eshagian’s possession since the early 1980s, when he acquired it for an undisclosed price.
