David Dweck receives TCO for $7.5M conversion of school to 40-unit rental in Williamsburg
David Dweck, on November 16, was issued a temporary certificate of occupancy following a $7.5 million project which converted a school building to a 40-unit, 47,628-square-foot residential building at 186 North 6th Street in Williamsburg.
The plans, pre-filed on February 5, 2018, call for the change in use of the building to a 58-foot tall, six-story residential building. The time from pre-file to TCO was two years and nine months.
The project is described in the filings as: remove stairs; columns and create new openings; construct interior partitions; convert existing use to six-story and cellar residential building as shown on drawings submitted herewith. The initial cost as reported in the DOB filing for the work described in this permit application is $7,500,000.00.
The project added a recreation space and laundry room to the cellar of the building, per the plans. A cafeteria, kitchen, and office space in the basement were converted to the lower halves of eight duplex units. A library, classroom space, office space, and a corridor were converted to a residential lobby, two dwelling units, and the upper halves of eight duplex units. classroom and office space on floors two through four were converted to eight dwelling units on the second floor, six dwelling units on the third floor, and eight dwelling units on the fourth floor. The fifth floor has four dwelling units. The Schedule A makes no reference of the sixth floor. The roof provides recreation space.
Marvel Architects was the architect for the conversion.
In the spring of 2018, Dweck purchased the property and the three buildings that occupied it from Boricua College for $31.1 million. G4 Capital Partners provided a $30 million loan to facilitate the deal.
