Arker files plans for 257-unit rental, first of 11-building, 2,200-unit Edgemere Commons

Arker Companies, on September 25, filed a permit application for construction of a 257-unit, 220,478-square-foot mixed-use building at 51-19 Beach Channel Drive in Edgemere, Queens. The building is part of a massive redevelopment plan, in partnership with the Northeast Brooklyn Housing Development Corporation, which aims to bring 2,200 new units to the former Peninsula Hospital site. The development is known as Edgemere Commons.

These are the first new building plans filed as part of the 11-building master plan.

In total, the 9.3 acre site will have 11 new building when the full project is complete. The total number of units varied across different reports, ranging from 2,050 to 2,200.

This first new building application calls for the construction of a 160-foot tall, 15-story mixed-use building.

The project is described in the filings as: new fifteen-story mixed-use dwelling.

The building will have commercial, community, and residential space on the ground floor, according to the plans. The second and third floors will have lounges and recreation spaces, while the third floor will also have 17 dwelling units. Floors four through six will each have 28 dwelling units, floors seven through nine will each have 24 dwelling units, floors 10 through 12 will each have 15 dwelling units, and floors 13 through 15 will each have 13 dwelling units. Floors three through 15 will each have a laundry room.

Aufgang Architects is behind the design.

The property was acquired for $19 million on May 5, 2016.

Reports indicated the redevelopment would be financed through a combination of private investments and government agencies or programs related to affordable housing development.

Recent reports stated that while the project is shovel-ready, the Covid-19 pandemic has slowed slowed financing, leaving the timeline in limbo.
