Data Tip: how to find the most recent condo filings with the NYS AG

In this PincusCo Data Tip we will walk through the process of how to find the most recent condominium plans submitted with the New York State Attorney General and how to find important information within the plans such as offering memorandums and amendments. The tip will also review some common errors inside the AG database and how to manage them. For more search tips, visit our page here.

Start by going to the Real Estate Finance Bureau Website. The link is available here.

Below the search bar, make sure you have selected “Search by plan ID, name or address”. Then, type “CD21%” in the search bar to get a list of all condominium filings (CD) submitted in the year 2021. However, the plans will not be listed chronologically, as you will see in the “ID” column.

To find the first plan filed this year, search the code “CD210001”. From there, the plans go up in numerical order. For example, the next plan would be “CD210002” and then “CD210003” and so on.

To find out what the most recent plans are, try searches such as “CD2101%”, “CD2102%”, and so on. Then narrow it down even further through searches such as “CD21021%”, “CD21022%”, “CD21023%” and so on. Using this system, you will realize that as of September 21, 2021, the latest plan has the ID number “CD210266”

Once you have located a plan of interest, click on the ID number to view it.

Each new plan will have five different tabs, “Plan Details”, “Building Info”, “Statistical Info”, “Principals of Sponsor”, and “Stat Card”. Older plans may also have a tab called “Documents” that hosts the offering memo and amendments.

The Plan Details tab will provide you with the condo name and address, the occupancy type, the sellout price, and the submitted date.

The building info tab will provide the unit count and the type of units.

The statistical info tab shows the sponsor entity name and type of offering plan.

The principal of sponsor tab will show the principal or principals of sponsor, as well as the possibility of showing the manager, agent, or other positions associated with the plan.

The stat card will eventually show important dates such as when the plan has been accepted or gone effective.

The documents tab includes offering memos and amendments, but the uploading is infrequent and haphazard. An example of a filing with documents populated is CD190412, which has the original offering plan, but no amendments.

Common database errors are that effective dates are occasionally not input correctly and so the effective date must be searched for in the stat card, and residential unit counts are occasionally incorrect or spread among several fields.
