Cove, Baupost Group finish $39.6M build-out of commercial space at Hudson Commons

Cove Property and Baupost Group, on April 8, formally completed a $39.6 million build-out of several floors of commercial space in a building at 441 Ninth Avenue, known as Hudson Commons, in Hudson Yards.

The plans, pre-filed on November 6, 2019, call for a build-out of floors four through 11 of the 419-foot tall, 26-story building.

The project is described in the filings as: interior build-out of commercial space, new walls floors and ceilings as per drawings filed herewith, no change to use, egress or occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $39,624,000.

Architecture Plus Information was the architect.

In 2018, Peloton signed a lease for 312,000 square feet of space in the building. Then, in early 2019, Lyft signed a 100,000-square-foot lease in the building. The two tenants lease roughly two thirds of the space in the tower.

Last month the developers formally completed an $8.4 million build-out of two floors of the building.

The property was acquired for $330 million on December 6, 2016.
