Columbia Property receives TCO for $10M conversion from industrial to office in LIC
Columbia Property Trust, on November 9, was issued a temporary certificate of occupancy for a $10 million project which converted a 133,179-square-foot industrial building to an office building at 47-11 Austell Place in Long Island City.
The plans were filed by Normandy Real Estate, the firm was acquired by Columbia Property Trust earlier this year in January.
The plans, pre-filed on October 20, 2016, call for a change in use, as well as an increase in the size of the building from a 73-foot tall, four-story building to a 91-foot tall, five-story building. The time from pre-file to TCO was four years and one month.
The project is described in the filings as: interior and exterior renovation of existing industrial structure. The initial cost as reported in the DOB filing for the work described in this permit application is $10 million.
The ground floor of the industrial building was converted to office space, loading docks, and a lobby, according to the plans. Industrial space on floors two through four were also converted to office space, as well as terraces on floors two and four. The newly constructed fifth floor, which is also occupied by office space, has additional terraces.
Kimmerle Newman Architects was in charge of the design.
