Closings can begin soon at Yury Kotlyar’s Condominium at 2131 Ocean Avenue

The condominium declaration, recorded on April 24, is a required step a building must take before condo units can be sold. The condominium plan, number CD180457, was made effective on December 6, 2019 by three units, or 18.75 percent.

The condo has 16 residential units, 14 parking units, and 2 commercial units. The Attorney General’s website lists the current sellout price as $13.8 million.

Yury Kotlyar filed new building plans with the Department of Buildings in July of 2017. The plans called for a 34,119-square-feet, 8-story building with 16 dwelling units. Floor plans stated that there would be a health care facility on the second floor and a private outdoor area on the eighth floor. A final certificate of occupancy for the building was issued September 9, 2019.

The building was purchased in June of 2008 for $204,000, according to the latest deed.
