City plans 232-unit mixed-use building in Brownsville

The New York City Department of Housing Preservation and Development is moving forward with plans to construct a 232-unit mixed-use development located at 305, 207, and 309 Mother Gaston Boulevard, 56-82 Christopher Avenue, and 97-119 Glenmore Avenue in the Brownsville neighborhood of Brooklyn. The project sponsor is Brisa Builders.

According to the filing, the building will be 100 percent affordable. In total, it will be comprised of approximately 203,611 gross square feet of affordable housing, Affordable Independent Residences for Seniors (AIRS) units, commercial space, and community facility space.

The filing, which references 22 different parcels, several of which are not in the city’s name, seeks a zoning map, text amendments, and the disposition of 21 city-owned vacant properties through Alternate Disposition Procedure.

The project will be developed through HPD’s Extremely Low- and Low-Income Affordability Program (ELLA).

The development is expected to be completed and fully functioning by 2023. No demolition plans will be needed, as all lots included in the proposed project area are currently vacant, according to the filing.
