City files plans for 117k sf school in Jamaica, 76k sf school in SI

New York City School Construction authority, on March 7, filed a permit application for construction of a 117,659-square-foot school building at 165-15 88th Avenue in Jamaica, Queens, and on March 3 filed plans for a 76,826-square-foot school building at 4074 Victory Boulevard in Staten Island.

The School Construction Authority is by far the most active builder in the city over the past decade by number of projects, with more than 80 plans filed, according to a PincusCo analysis of developer filings for projects 25,000 square feet and up. The next most active developers have no more than half that.

The first plans call for the construction of a 73-foot-tall, five-story building and were filed with the New York City Department of Buildings under job number Q00687157. The development site spans one tax lot.

The job is estimated to cost $88 million.

The project is described in the filing as: Q497 – construction of a new five-story educational structure to be called as Q497 with the entrance on 88th Avenue. Zoning and Egress Analyses and Calculations also provided herewith. The premises is not on a Flood Zone Area as per FEMA Firm/Pre Firm Maps.

Per the plans, the ground floor of the building will have office space, classroom space, and a cafeteria. The second floor will have aa gym, auditorium, office space, and classroom space. The third floor will have classroom and office space. The fourth floor will have an exercise area and office space. The fifth floor will have office and classroom space.

The architect listed is NYC School Construction Authority.

The property was acquired with three other properties for $24 million on January 12, 2022.

The NYC SCA, on March 3, filed a permit application for construction of a 76,000-square-foot school building at 4074 Victory Boulevard in Staten Island, Staten Island.

The plan call for the construction of a 45-foot-tall, three-story building and were filed with the New York City Department of Buildings under job number S00688101. The development site spans one tax lot.

The job is estimated to cost $62 million.

The project is described in the filing as: New school building – PS 121 R.

Per the plans, the ground floor of the building will have office space, classroom space, aa gym, and a cafeteria. The second floor will have classroom space and a teacher’s work room. The third floor will have office and classroom space.
