TF Cornerstone permitted for 812-unit mixed-use building in LIC
TF Cornerstone, on March 3, was given a permit for construction of an 812-unit, 723,731-square-foot, two-tower mixed-use building at 2-10 54th Avenue in Long Island City, Queens. The owner representative for TF Cornerstone was Bruce Weill.
The Elghanayan brothers bought the site in November 2018 for $285 million. They acquired site on the cusp of Amazon announcing its decision to bring its second headquarters to Long Island City. A decision the tech giant ultimately walked back on three months later after facing fierce political opposition.
The plans call for the construction of the second most dwelling units in the entire borough in the previous three years, per an analysis of new building plans filed with the city’s Department of Buildings.

The plans, pre-filed on December 14, 2020, call for the construction of a 400-foot tall, 39-story mixed-use building with 812 residential units.
Per the plans, the ground floor of the building will have multiple retail spaces, a residential lobby, parking garage, office space, lounges, and 15 dwelling units. The second floor will have a playroom, recreation space, and 69 dwelling units. The remainder of the dwelling units will span the upper floors of both towers.
On the same day, the developer also filed plans for the construction of a a 575-unit, 499,285-square-foot mixed-use building at 55-01 2nd Street in Long Island City.
The project is described in the filings as: erect 39-story new building.
