Church seeks rezoning for 167-unit building in Soundview

The Second Pentecostal Church of God La Hermosa and Vertical Community Development LLC are seeking a rezoning to construct an 80-foot tall, eight-story, 119,745-square-foot mixed-use building with 167 dwelling units at 1810 Randall Avenue in Soundview, the Bronx.

The applicants are seeking a zoning map amendment from R4A/C1-2 and R5/C1-2 to R6-1, a zoning text amendment to Appendix F to designate the rezoning area as an MIH area, and a R6-1 comprehensive text amendment.

The building would be made up of 89,831-square-feet of residential space with a total of 150 Affordable Independent Residence for Seniors (AIRS) units and approximately 23,601-square-feet of community facility space with a total of 17 supportive housing units.

The community space would consist of a new church.

According to the plans, the church owns all three of the lots which could be impacted, which are in Block 3522, Lots 38, 45 and 47.

The three tax parcels total about 20,000-square-feet. The block is bounded by Randall Avenue to the north, Taylor Avenue to the east, Beach Avenue to the west, and Lacombe Avenue to the south.
