Choi Yui Chan receives TCO for 40-unit mixed-use building in Elmhurst

Choi Yui Chan, on November 27, was issued a temporary certificate of occupancy for construction of a 40-unit, 34,626-square-foot mixed-use building at 70-09 45th Avenue in Elmhurst, Queens.

The plans, pre-filed on August 21, 2014, call for the construction of an 85-foot tall, nine-story mixed-use building. The time from pre-file to TCO was six years and three months.

The project is described in the filings as: the erection of a nine-story mixed-use building having commercial spaces on first floor and cellar, and residential dwelling units above.

According to the plans, the cellar of the building has storage space and laundry. The ground floor has a lobby and commercial retail space. Floors two through nine each have five dwelling units per floor. The building has 10 outdoor parking spaces and recreation space on the roof.
