Century Development files plans to demolish commercial buildings in LIC, Flushing

George Xu’s Century Development Group, on September 10, filed two permit applications for the demolition of commercial buildings in Queens, the first a 56,000-square-foot building at at 11-36 45th Road in Long Island City and the other a 15,658-square-foot building at 135-01 35th Avenue in Flushing.

No new building plans have been filed yet at either address.

There have been 18 demolition plans filed in Long Island City so far this year, while 50 have been filed in Flushing.

The first plans call for the demolition of a two-story building at 11-36 45th Road in Long Island City.

Earlier this year the developer paid $1.4 million for air rights transferred from 11-06 45th Road and others to the development site. In total, Xu bought 9,408 square feet of development rights at $149 per square foot.

The project is described in the filings as: this job is filed for demolition of two-story commercial building.

The property was acquired for $26 million on May 31, 2019.

The second plans call for the demolition of a single-story building at 135-01 35th Avenue in Flushing.

Stenmax Realty Inc., the previous owner of the property, was originally planning to construct a 76-unit mixed-use building at the site, according to a report from 2017. However, there is no record of plans being filed for the project with the NYC DOB. Xu then acquired the property for $16 million on March 14, 2019.

The project is described in the filings as: this job is filed for demolition of one-story commercial building.
