Plans filed for 25-unit mixed-use building in Morrisania

Emil Friedman, on September 9, filed a permit application for construction of a 25-unit, 25,480-square-foot mixed-use building at 453 East 166th Street in Morrisania, Bronx.

There have been 18 plans filed for residential (R-2) new buildings in the neighborhood so far this year. The average unit count for those 18 plans was 25 dwelling units per building.

The plans call for the construction of a 60-foot-tall, six-story building and were filed with the New York City Department of Buildings under job number X00587608.

The project is described in the filing as: proposed six-story and cellar mixed-use building.

Per the plans, the ground floor of the building will have community space, a lobby, and storage. Floors two through six will each have five dwelling units per floor. The roof and cellar will both have recreation space.

The architect listed is Imc Architecture.

The estimated job cost is $5,706,236.

The property was acquired with two other properties for $250,000 on December 11, 2012.

Recent plans in the neighborhood include Moses Freund’s plans for the construction of a 73-unit, 53,929-square-foot mixed-use building at 1420 Stebbins Avenue. The plans were for the most residential units in the neighborhood so far this year.
