148-unit mixed-use building planned in Brooklyn

A 148-unit mixed-use development is being planned at 2134 Coyle Street in Homecrest, Brooklyn. Coyle Properties LLC is listed as the primary applicant on the application. Isaac Swimer is the manager of that entity, city property records show.

The property has been owned by the applicant since the late 1990s, when it was purchased for an undisclosed amount.

The site has been used for a Berkoff Supply location, which provides maintenance and janitorial solutions to contractors, building superintendents, landlords, and property managers.

According to the filing, the five-story development will have approximately 24,000-square-feet of commercial space and 100,000-square-feet of residential space.

The developer seeks a zoning map amendment from R4/C1-2 to R6A/C2-4 and a text amendment to map a mandatory inclusionary housing area (ZR Appendix F) to facilitate the development.

No plans have been filed with the NYC DOB at the property since 2017, when plans were filed to subdivide one tax lot into two.
