Cape Advisors receives TCO for Warren Street condo with $92.8M sellout

Cape Advisors, on August 20, was issued a temporary certificate of occupancy for construction of a 23-unit, 50,408-square-foot condominium building, known as the 30 Warren Street condominium, at 30 Warren Street in Tribeca. The project has a $92.8 million sellout price filed with the New York State Attorney General.

The plans, pre-filed on September 14, 2014, call for the construction of a 135-foot tall, 12-story residential building. The time from pre-file to TCO was five years and 11 months.

The project is described in the filings as: proposed 12-story new building.

According to the plans, the building has numerous retail spaces in the cellar and ground floor of the building. The units range from floors two through 12, and the building has one duplex apartment. The building has a fitness center for residents.

The property was acquired for $35 million on April 30, 2014.

The condo has a current sellout price of $92,817,000, according to the Attorney General’s site. Reports indicated unit prices start around $1.99 million and rise to nearly $7.4 million.
