Terra Holdings is fully permitted for $3M retail rehab to multiple floors of a 200K sf office building in Lenox Hill

David Burris’s Terra Holdings, on May 28, was given a permit for a $2.9 rehab of a the cellar and three floors of a 200,000-square-foot office building at 770 Lexington Avenue in Lenox Hill.

The plans, filed on September 9, 2019, call for work on the cellar, floors one through three of the 203-foot tall, 20-story building.

The project is described in the filings as: modification of interior partitions and finished installation of new stairs and store front, canopy, window replacement to accommodate alterations and change of use (amended certificate of occupancy) for the new Hospital for Special Surgery outpatient facility as dictated on plans filed herewith. The initial cost as reported in the DOB filing for the work described in this permit application is $2,873,000.

The heath care facility signed a lease for the space in 2018.

The cellar and floors two and three will be converted to medical offices while part of the ground floor will be converted into a medical office lobby.

The work will be done by Ewing Cole.
