Brookfield permitted for $25.2M in rehabs for Jane Street; finish $6.2M build-out for Pharo Capital

Brookfield Properties, on December 4, was given a permit for a $15.8 million rehabilitation of three floors of an office building at 250 Vesey Street in Battery Park City. The floors are occupied by the financial firm Jane Street, which signed a lease in the building in 2014.

The plans, pre-filed on May 11, 2020, call for a rehab of floors four, seven, and eight of the 473-foot tall, 33-story building.

The project is described in the filings as: interior renovation to include construction of new partitions and finishes as shown on plans. No changes to use, egress, or occupancy. (Jane Street – fourth, seventh and eighth floors) The initial cost as reported in the DOB filing for the work described in this permit application is $15,833,843.00.

On the same day, Brookfield was given another permit for a $9.4 million rehab of the sixth floor of 250 Vesey Street, which is also leased by Jane Street.

Brookfield Properties, on December 4, formally completed a $6.2 million build-out of space leased by Pharo Capital at 400 West 33rd Street, known as One Manhattan West, in Hudson Yards. The hedge fund signed a 14.5-year lease for 20,024-square-feet of space on part of the 56th floor of the building in December of 2019.

The plans, pre-filed on November 15, 2019, call for a build-out of the 56th floor of the 998-foot tall, 69-story building.

The project is described in the filings as: removal of interior non bearing partitions and related finishes for tenant space (Pharo Capital) as per plans filed herewith. no change in use, egress or occupancy under this application. The initial cost as reported in the DOB filing for the work described in this permit application is $6,200,000.00.
