Brookfield finishes $17.8M rehab in Hudson Yards, $11.9M in Battery Park City
Brookfield Properties, on February 11, formally completed a $17.8 million multi-floor rehabilitation of an office building at 400 West 33rd Street, known as One Manhattan West, in Hudson Yards.
The plans, pre-filed on February 6, 2020, call for a rehab of the roof and floors 62 through 64 of the 998-foot tall, 69-story building. The project description also states work was done on the 71st floor.
The project is described in the filings as: removal and installation of interior non-bearing partitions and related finishes on 62nd through 64th floors, roof, and tenant floor 71 as per plans filed herewith. No change of use, egress, or occupancy The initial cost as reported in the DOB filing for the work described in this permit application is $17,800,000.
On February 9, the developer completed $29.7 million worth of rehabs at the building.
HOK was the architect for the rehab, as well as the architect of the rehabs completed on the 9th.

On the same day, Brookfield formally completed an $11.9 million rehab of two floors at 250 Vesey Street in Battery Park City.
The plans, pre-filed on June 27, 2019, call for a rehab of floors 11 and 12 of the 473-foot tall, 33-story building.
The project is described in the filings as: filing for interior demo and interior renovation of existing office space on 11th and 12th floor as per plans filed herewith. No change to use, occupancy, and egress. The initial cost as reported in the DOB filing for the work described in this permit application is $11,911,886.
In December, Brookfield completed a $15.8 million rehab of three floors of the building which are occupied by the financial firm Jane Street, which signed a lease in the building in 2014.
