Brodmore Management receives TCO for 52K sf mixed-use condo with $54M sellout in Park Slope

Brodmore Management, on November 23, was issued a temporary certificate of occupancy for construction of a 19-unit, 52,480-square-foot mixed-use condo building at 243 Fourth Avenue in Park Slope. The development currently has a $54.1 million sellout with the New York State Attorney General.

The plans, pre-filed on September 3, 2015, call for the construction of a 125-foot tall, 12-story mixed-use building. The time from pre-file to TCO was five years and two months. The sponsors for the project are Vadem Brodsky and Elliot Moskowitz.

The project is described in the filings as: construct new twelve-story mixed-use building as per plans filed.

The cellar of the building has a pet spa, exercise room, and storage space, per the plans. The ground floor has retail space, an art gallery, and a residential lobby. Floors two through nine each have two dwelling units per floor, while floors 10 through 12 each have one dwelling unit per floor. The third floor also has an exercise room, while the roof provides several private terraces and an outdoor recreation space.

INC Architecture & Design and Fischer + Makooi collaborated on the design of the building.

Sales launched for the units, which range in size from 1,300-square-feet to more than 3,200-square-feet, in the early spring of 2019.

The property was acquired for $3.4 million on June 4, 2015.
