Ben Kaftari files plans for 35-unit mixed-use building in Jamaica

Ben Kaftari through the company Elanot LLC, on August 12, filed a permit application for construction of a 35-unit, 50,654-square-foot mixed-use building at 172-02 Hillside Avenue in Jamaica, Queens.

The developer had filed similar plans last year in March, for the construction of a building with 28 dwelling units at the site. The plans were then altered to call for 35 dwelling units.

Those plans were disapproved just six days after being filed.

The new plans call for the construction of a 85-foot-tall, eight-story building and were filed with the New York City Department of Buildings under job number Q00568756. The development site spans four tax lots.

The project is described in the filing as: Affordable housing project, Developmental HUB consultation was held and accepted on July 26th, 2021, please assign to Affordable Housing Unit at Developmental HUB.

According to the plans, the ground floor of the building will have a residential lobby. Floors one and two will both have commercial retail space. The third floor will have five dwelling units, one of which will be an affordable unit, and recreation spaces. The fourth floor will have six dwelling units, one of which will be affordable. Floors five and six will each have six dwelling units per floor, with two units on each floor being affordable. Floors seven and eight will each have six dwelling units per floor, one of which will be affordable on each floor. The roof will have recreation space. The cellar will have 17 attended parking spaces.

The architect listed is Angelo Ng + Anthony Ng Architects S.

The estimated job cost is listed as $1.1 million.

The property was acquired with two other properties for $1.7 million on February 5, 2004.
