Beitel Group files plans for 96-unit resi building in Mott Haven
Binyamin Beitel’s Beitel Group, on August 9, filed a permit application for construction of a 96-unit, 73,360-square-foot residential building at 261 Grand Concourse in Mott Haven, the Bronx.
The plans call for the construction of a 121-foot-tall, 12-story building and were filed with the New York City Department of Buildings under job number X00561795. The development site spans one tax lot.
The project is described in the filing as: Proposed new 12-story residential project as per plans.
Per the plans, the ground floor of the building will have six dwelling units, utility rooms, a lounge, and a private garden. Floors two through six will each have 10 dwelling units per floor, with private terraces on the second floor and balconies on floors three through six. The seventh floor will have eight dwelling units and balconies, a gym, and a recreation room. The eighth floor will have 10 dwelling units and balconies, the ninth floor will have eight dwelling units with public and private balconies, the 10th floor will have eight dwelling units, while floors 11 and 12 will each have three dwelling units with balconies. The 11th floor will also have public and private terraces. The building will have an open cellar.
The architect listed is S. Wieder Architect P.C.
The developer filed plans to demolish a two-story structure that had previously occupied the property earlier this year.
The property was acquired for $9 million on August 13, 2020, four times the amount it sold for in 2007. The developer signed a loan agreement with lender First Central Savings Bank valued at $6.8 million to facilitate the purchase.
In the neighborhood, Jacob Schwimmer’s JCS Realty Group recently filed a permit application for the construction of a 365-unit, 266,501-square-foot mixed-use building at 40 Bruckner Boulevard in the neighborhood.
